The pretty holiday home with pool and garden is located in the small village of Zartinj near the town of Labin/Croatia. The VillaMalis is perfect for a Family vacation in the beautiful surroundings of Istria to spend from here you have a wonderful panoramic view of vineyards and green meadows – the ideal place to relax and unwind. In addition, the sea is very close. It is only a few minutes by car to the town of Rabac with its beautiful beaches on the Adriatic Sea.
Holiday in Croatia with the whole family
The spacious holiday home for up to 8 people was built in 2013. It is a mix of traditional architecture, stone elements and contemporary design. The house with four bedrooms and three bathrooms and a living/dining room with kitchen s south-west facing. So you can enjoy the sun on the covered terrace at lunchtime and in the evening. By the way, the villa is thermally insulated and air-conditioned. You can relax by the pool in the large garden while your children are doing sports – be it football, table tennis or badminton.
And if you prefer to spend the day by the sea? In about ten minutes by car you can reach many interesting tourist destinations such as Rabac on the Istrian coast. Here you can enjoy activities such as diving, surfing, kayaking and stand-up paddling. Boat rental is also available if you want to explore the Adriatic coast with your family from the water. Horse lovers book a horseback riding excursion on the beach.

The rooms
The four modern bedrooms, three bathrooms and the large living-dining area with high-quality kitchen extend over two floors to a total of 139 m2. There is also a storage room with a washing machine, two rotary dryers and sports equipment.

Three bedrooms (2 x with double bed, 1 x with two single beds) are located on the first floor and are equipped with a 43″ Smart TV, satellite reception and USB / USBC charging sockets. One large bedroom is on the upper floor and has access to the balcony, a 43″ Smart TV, satellite reception and USB / USBC charging sockets. There is a walk-in closet here. A cot has space in the room.

Two bathrooms (4 m² and 8 m²) incl. Rain shower, toilet, hair dryer and make-up mirror are on the ground floor. On the upper floor there is an 8 m² bathroom with shower, toilet, hairdryer and make-up mirror.

The bright kitchen on the ground floor is well equipped with a refrigerator incl. freezer, dishwasher, microwave, electric-gas combination stove, oven, coffee maker, kettle, sandwich maker, cutting machine and enough crockery for up to 8 people.
living area
You and your loved ones can make yourself really comfortable in the spacious living area. Here you will find a large living area for up to 8 people, a 55″ smart TV with xbox and soundbar. There is also a bar area towards the kitchen and a glass-panelled open fireplace. In the dining area there is a large glass table with eight chairs; a high chair is available.

On the covered terrace in front of the living area you are protected from the sun at midday. With two curtains you can also shade the terrace in the afternoon as required. There is a large dining table and eight comfortable chairs.
garden and pool
The large garden is divided into two areas: the area around the pool for relaxing and the area for sports activities. In the immediate vicinity of the terrace is the 38 m2 pool with loungers and parasols. Most of the garden is not visible, so you and your loved ones are completely alone. Behind the cozy garden lounge is the covered, brick charcoal grill. A swing with play tower and slide is available for the little ones on the large lawn. In addition, the garden offers enough space for sports activities (two soccer goals and a badminton net are available). Behind the house there is a table tennis table with LED lighting.

Excursion destinations around Labin and Rabac
Rabac
Rabac has a beautiful seafront promenade along which there are numerous souvenir shops, cafes and restaurants. Special attraction: With the yellow semi-submarine Nemo you get to know the underwater world of the Adriatic – a unique experience for the whole family.
Culinary: In Rabac you have the opportunity to taste excellent Istrian specialties – from fish and seafood to local black truffle.
Labin
A visit to the medieval town of Labin above Rabac, very close to the VillaMalis holiday home, is also recommended. Get to know the historic place with its numerous old buildings on a city tour. Today Labin is a lively artist and gallery town with numerous events.

Rental Conditions
The earliest check-in is at 4 p.m. on the day of arrival. The latest check-out is at 10.00 a.m. on the day of departure. Earlier arrival and later departure will not be possible.
1.1 Registration of guests
According to Croatian law, the guest is obliged to provide the landlord/host of the villa with official
identification documents with personal data for tourist registration purposes at the National Tourist Board (HTZ). This data will not be used for any other purpose. The guest who does not provide the personal identification required by law for tourist registration may be denied access to the accommodation without the possibility of reimbursement
of the rent paid.
1.2 On-Site Guest Relations

Cancellation
If the guest wants to cancel the booking that has been made by him, then this must be done in writing (by email).
A change is understood to mean a change in the number of people, the start or end date of the use of the service no later than 60 days before the start of the use of the service. The first booking change will be made free of charge, provided it does not incur any additional costs. For each further change to the booking (change in the number of persons, the date of arrival and/or departure, the accommodation or other services), a change fee of EUR 15 must be paid.
In the event that a change to the booking is not possible and the guest therefore cancels an already confirmed booking, the cancellation conditions listed below apply. A change of accommodation and any change made within 60 days prior to arrival or during the stay is considered cancellation.
In the event of termination, the date of receipt of the written notice of termination forms the basis for calculating the termination costs, according to the following gradation:
- for cancellation up to 29 days before arrival, the client pays 50% of the accommodation price (the deposit paid is retained).
- for cancellation between 28 and 15 days before arrival, the customer pays 60% of the accommodation price.
- for cancellation between 14 and 8 days before arrival, the client pays 80% of the total accommodation price.
- for cancellation made between 7 and 0 days before arrival, or in the event that the guest does not report to the resort or cancels the stay after its agreed start date, the guest will pay 100% of the total accommodation price.
If the guest does not arrive at the booked accommodation by midnight on the day of commencement of use without consulting the travel agency, the booking is deemed to have been cancelled. The costs of termination will be calculated as described above.
